Upper Truckee Neighborhood Description
This is the largest residential neighborhood in South lake Tahoe. It spreads all the way from the Y to the bottom of Echo summit in Myers. It has great access to the trails along the base of Echo summit for biking, hiking and snow mobiling. The homes are located on large parcels and there are numerous unbuildable parcels scattered between the current homes. It is only a short drive to the shops at the Y or Myers for access to other skiing areas. This is a very popular area with locals. The fire in 2007 burnt much of the forest behind this neighborhood and destroyed over 200 homes in it. Many of the burnt trees have been removed by the forest service which really opened up the area. The new homes that have been built are some of nicest in South lake Tahoe. Home mostly range between 250,000 and 900,000 in this area
Heavenly Valley Neighborhood Description
The Heavenly region is not really a neighborhood at all and can really only be judged on a street by street basis. It can have some of the finest views in South Lake Tahoe with beautiful steep bouldered landscape right on the sides of Heavenly Ski Mountain or it can be the oldest ugliest affordable housing in the whole town. Most of the homes in this area at what ever price range you look at are dated and will be demolished or extensively remodeled.
Gardner Mountain
Gardner mountain has long been a local’s favorite and for good reason. The area has large parcels with many huge trees. It is very quiet, but has excellent access to the Lake and the Y. In the last few years many classic mountain homes have been built on the few remaining parcels. It has a safe feel to the neighborhood. Prices mostly range between 250,000 and 1,000,000 and the area has appreciated more than surrounding neighborhoods.
